Since 2014, the ACSTR has recommended that during a real estate transaction , a long-term test be carried out with a dosimeter approved by Health Canada Quebec if no recent radon test is available. However, this recommendation is difficult to apply during a real estate transaction:
- Impossibility or complexity linked to the feasibility of a long-term test of 3 months within the time frame of a real estate transaction: everything is going too fast, properties are flying away
- It is possible to use a temporary retention clause while the presence or absence of radon is validated, but few brokers are keen on such a clause, not to mention sellers.
- Not a common practice in real estate at the moment, but that could change soon.
- An alternative: the short-term radon test 4 to 10 days which can provide insight and guidance for the buyer
This recommendation to test for radon is addressed to buyers, but also to sellers and owners of multi-unit dwellings.
